Terms and Conditions for Roofing Services
These Terms and Conditions explain the agreement between Cotswold Edge Roofing and its customers for roofing installations, repairs and associated services.
Last updated May 2026Please read these Terms and Conditions carefully before accepting a quotation or instructing Cotswold Edge Roofing to begin work.
1. General Terms
1.1 These Terms and Conditions (“Terms”) govern the agreement between Cotswold Edge Roofing (“the Company”) and the customer (“Customer”) for all roofing services, including but not limited to new roof installations, repairs and any related work (“Services”).
1.2 The Customer acknowledges and agrees to these Terms upon accepting the Company’s Services. These Terms apply to all quotations, contracts and agreements for the provision of Services by the Company.
1.3 The Company reserves the right to amend or update these Terms. Changes will be communicated to the Customer and will take effect upon notification.
2. Warranty & Guarantee
2.1 New Roof Installations – Full Installations
2.1.1 For all new roof installations, including flat roofs, full roof felt and full roof felt and batten installations, the Company provides a 10-year guarantee on workmanship and an extended guarantee of up to 20 years covering qualifying materials.
This guarantee covers the integrity of the installation, including leaks or defects resulting from faulty installation or substandard materials used. Labour required to replace defective materials outside the first 10 years will be charged separately.
2.1.2 The guarantee is valid from the completion date of the installation and is subject to compliance with the maintenance requirements set out in section 5.1.
2.1.3 The guarantee will be rendered void if alterations, modifications or repairs are made to the installation by third parties without the Company’s prior written approval.
2.1.4 Warranty Limitations – New Installations
The Company’s 10-year installation warranty covers water ingress into the property caused by defective workmanship. Once the first 10 years have ended, the extended materials warranty covers qualifying defective materials.
This warranty does not cover:
- Dislodged or slipped tiles, ridge caps or verge units unless they result in water entering the interior of the property.
- Cosmetic imperfections or minor alignment discrepancies that do not affect weatherproofing.
- Detached or misaligned gutter clips, joints or other rainwater system components unless caused by poor installation.
- Natural wear and tear, thermal movement or deterioration caused by insufficient maintenance.
- Issues caused by extreme weather events, accidental damage or third-party interference.
2.1.5 Early Defect Cover Period – Minor Snagging
Although items other than water ingress are excluded from the Company’s long-term 10-year warranty, the Company provides a 60-day post-completion defect period for new installations.
During this period, the Company will attend to and rectify minor installation-related defects, such as slipped tiles, loose ridge caps or dislodged gutter clips, at no cost to the Customer, provided they were not caused by external damage, weather events or third-party interference.
After the 60-day period, these issues will be treated as maintenance items and will not be covered unless they result in water ingress as described in section 2.1.4.
2.2 Manufacturer’s Materials Warranty
2.2.1 The Company provides access to a manufacturer’s materials warranty of up to 20 years for qualifying new roof installations. The exact warranty depends on the materials used and the relevant manufacturer’s warranty policy.
The manufacturer’s warranty covers eligible materials. The Company’s own labour and installation guarantee remains limited to 10 years.
2.2.2 After the 10-year installation guarantee has ended, additional charges will apply for labour, access and any other work needed to investigate or rectify a material failure.
2.2.3 The Company will assist the Customer in liaising with the manufacturer where appropriate. The Customer remains responsible for labour and associated costs incurred after the Company’s 10-year installation guarantee has ended.
2.3 Repair Services
2.3.1 Roofing repair work completed by the Company is covered by a two-year workmanship warranty. This warranty applies specifically to the workmanship used for the repair completed by the Company.
A full new roof installation is defined as a complete replacement involving removal and renewal of the roof covering, underlay, battens where applicable and associated structural elements.
Partial work, including the replacement of fascias, soffits, gutters, repointing or individual roof sections, is classed as repair work and does not qualify for the full installation warranty, even when the materials used are new.
2.3.2 If an issue arises in the repaired area, the Company will revisit and resolve the problem, provided the issue is in the same location and suitable access is available.
2.3.3 The warranty does not cover damage caused by external factors, including extreme weather, unrelated structural issues or damage caused by third parties.
2.3.4 Callout Charge
A callout charge of £250 plus VAT is payable before the Company attends to inspect a repair warranty request.
If the issue is confirmed as being caused by defective workmanship in the original repair, the callout charge will be refunded. This charge also applies when inspecting a repeat issue in the same location.
2.3.5 Rectification and Non-Refundable Charge
Where the issue is caused by defective workmanship in the original repair area, it will be rectified at no additional cost and the callout charge will be refunded.
The callout charge will not be refunded where the issue is caused by:
- A related area previously identified as requiring attention where the Customer declined the recommended additional work.
- A separate defect that developed or became apparent after the original repair and was not reasonably visible or detectable at the original visit.
In these circumstances, the Customer will be provided with a separate quotation for the additional work required.
2.3.6 Limitations of Warranty
If additional work is identified as being necessary to resolve underlying issues affecting the repair and the Customer declines the quotation for that additional work, the Company may be unable to honour the workmanship warranty.
The Customer may obtain alternative quotations. However, the warranty will remain valid only where the additional work is completed to a comparable professional standard within a reasonable period, normally within 30 days of notification.
If the remedial work is not carried out or the problem worsens because of a delay, the Company accepts no further liability for the affected area. Future callouts relating to the same location may be fully chargeable.
2.4 Cement Work Exclusion
2.4.1 The Company does not provide a two-year repair warranty, 10-year installation warranty or continuing liability for cement-based work, including ridge bedding, verge pointing, valley fillets or chimney flaunching.
Cement is a brittle material naturally subject to cracking, shrinkage and deterioration caused by weather, movement and thermal expansion.
2.4.2 Cracking, separation or surface wear in cement work will not automatically be treated as evidence of installation failure and is not covered by the Company’s guarantee.
2.4.3 Where a defect is clearly caused by incorrect installation, such as a complete failure of adhesion within a short period, the Company may agree to inspect the issue at its discretion.
2.5 Non-Transferability of Warranty
2.5.1 All warranties and guarantees are issued solely to the original Customer named on the quotation or agreement. They do not transfer to a later owner, occupant, family member, beneficiary or next of kin following a sale, inheritance or change of ownership.
2.5.2 The Company has no obligation to respond to a warranty claim made by anyone other than the original Customer unless a transfer has been expressly agreed in writing before the change of ownership.
2.5.3 The Company uses third-party scaffolding contractors and does not supply scaffolding directly. Damage or issues caused by a scaffolding contractor are the responsibility of that contractor.
2.6 Warranty Summary: Coverage by Service Type
The warranty applicable to each project is based on the type of work described in the accepted quotation and the work actually completed.
2.6.1 10-Year Warranty – New Installations
This applies only to full roof installations or full-area felt and batten replacements, including:
- Complete flat roof systems, including torch-on felt or fibreglass roofs.
- Full pitched roof replacements with new tiles, felt, battens and fixings.
- Approved full-area replacement of felt and battens beneath existing tiles.
- Work classed by the Company as a full re-roof.
The warranty covers:
- Water ingress caused by defective workmanship or substandard materials.
- Failure of installation integrity within the covered roof area.
- Qualifying manufacturer defects in materials, as described in section 2.2.
- A 60-day defect period for qualifying minor snagging items.
The warranty does not cover:
- Slipped or lifted tiles that do not result in water ingress.
- Loose gutter clips or joints unless caused by poor installation.
- Cement cracking or weathering.
- Defects caused by third-party interference, insufficient maintenance or weather damage.
- Bird spike installations, which carry no warranty under any circumstances.
2.6.2 Two-Year Warranty – Repair Work
This applies to localised roofing repairs, partial replacements, tile changes, pointing and similar remedial work, including:
- Repairs to isolated roof sections.
- Replacement of broken tiles or slipped ridge caps.
- Cement repointing or flaunching, excluding a warranty for the cement itself.
- Repairs to guttering, lead flashing or individual components.
The warranty covers:
- Defective workmanship in the specific area or component repaired.
- Water ingress caused by failure of the repaired area only.
The warranty does not cover:
- Issues outside the specific repair area.
- Damage caused by unrelated roof defects.
- Gutter clips, gutter joints or cement bedding unless directly affected by an installation error.
- Damage or delay caused by the Customer declining recommended remedial work.
- Bird spike installations, which carry no warranty under any circumstances.
3. Payment Terms
3.1 The Customer agrees to pay for all Services according to the payment schedule stated in the quotation or agreement.
3.2 Payments are due within the period stated on the invoice. Late payments may incur interest at a rate of 8% per annum.
3.3 The Company reserves the right to suspend or cease work until outstanding invoices have been paid in full.
3.4 The Company may request deposits or interim payments at different stages of the project, including commencement, completion of key milestones or delivery of materials.
Failure to make an agreed staged payment may result in delay or suspension of the work.
3.5 Scaffolding is provided by a third-party contractor. Payment for the completed roofing work must be made before the scaffolding is removed.
Delayed payment may result in scaffolding charges of £19 plus VAT for each day of delay.
3.6 Cooling-Off Period & Deposit Terms
When the Customer accepts the quotation, the Company will request a 25% deposit to reserve the work slot and secure the agreed start date.
Consumers have the legal right to cancel the contract within 14 calendar days from the date the quotation is accepted and the deposit is paid. Where cancellation takes place during this period, the deposit will be refunded in full.
The start date may be scheduled for a later date, including two to six weeks after booking. The 14-day cancellation period still begins on the date the quotation is accepted, not the scheduled start date.
If the Customer cancels after the 14-day cooling-off period, the 25% deposit will be retained to cover the reserved work slot, project preparation and resources committed to the scheduled start date.
4. Customer Obligations
4.1 The Customer must provide all necessary information concerning the property and any access restrictions before the Services begin.
4.2 The Customer agrees to help maintain a safe and secure worksite and to cooperate with the Company’s staff and contractors.
4.3 The Customer is responsible for arranging any required permits, consents or permissions unless otherwise agreed in writing.
4.4 Building Restrictions or Listed Status
If the property is listed, subject to building restrictions or affected by other legal requirements, the Customer must notify the Company before work begins.
If these restrictions were not disclosed, the Customer will be responsible for costs associated with removing, altering or rectifying work that conflicts with those requirements. The original quotation will remain payable in full.
5. Maintenance Requirements
5.1 Recommended Maintenance
Regular inspection and maintenance of installed roofing systems is recommended to keep the roof in good condition and preserve warranty cover.
- Regular inspections: The Customer should visually inspect the roof at least once each year. Professional inspections are recommended every two to three years.
- Clearing debris: Gutters and downpipes should be cleared at least twice each year. The roof surface should also be kept clear of debris that could trap moisture.
- Trees and vegetation: Nearby branches and vegetation should be managed to prevent impact damage and drainage obstruction.
- Moss and algae: Moss and algae should be removed promptly to prevent moisture retention and material deterioration.
- Maintenance records: The Customer should retain records, invoices and evidence of inspections, maintenance and repairs.
Cotswold Edge Roofing can conduct annual maintenance inspections and provide any necessary maintenance to help keep the roof in good condition and preserve the applicable warranty.
5.2 Failure to Maintain the Roof
A roof that has not been properly maintained or has been damaged by external factors may not be covered by the warranty.
- Failure to remove debris causing water to back up in gutters or on the roof.
- Failure to inspect the roof, allowing a minor problem to become a larger defect.
- Damage caused by severe weather or delayed removal of snow, ice or moss.
5.3 Exclusions From Warranty Coverage
Minor issues can develop through weather exposure or natural movement and do not necessarily indicate defective workmanship. The following are treated as general maintenance:
- Slipped, moved or lifted tiles that do not result in internal water ingress.
- Blocked or loose gutters or downpipes unless caused by an installation fault.
- Refixing gutter clips or brackets loosened by expansion, vibration, wind or movement.
- Minor cosmetic imperfections or uneven weathering.
The Company may offer to resolve these issues as a chargeable maintenance service.
5.4 Third-Party Work and Warranty Limitations
The Customer may use another provider for non-invasive general maintenance, such as clearing debris, cleaning gutters or removing moss.
However, physical repair, adjustment, modification or installation work carried out by another roofing contractor without the prior written approval of Cotswold Edge Roofing will render the Company’s workmanship warranty void for the affected area.
This includes alterations involving tiles, flashing, cement, structural components or waterproofing systems.
When making a warranty claim, the Customer must provide maintenance records and confirm that no external roofing contractor has carried out physical work without prior written approval from Cotswold Edge Roofing.
6. Limitation of Liability
6.1 The Company’s liability is limited to repairing or replacing defective workmanship or materials as set out in the applicable warranty. The Company is not liable for consequential loss or damage caused by unrelated roofing issues.
6.2 The Company is not liable for delays caused by circumstances beyond its reasonable control, including severe weather, strikes or delays involving third-party suppliers.
6.3 Temporary coverings are intended only as short-term protection and are not guaranteed to remain completely watertight.
The Company is not liable for consequential loss, damage or delay arising from third-party actions, material delays or access restrictions outside its control.
7. Termination
7.1 Either party may terminate the agreement, provided all payments due for completed work and work in progress are paid in full.
7.2 The Customer must provide written notice of termination. Any unpaid balance for Services already provided will become payable immediately.
7.3 Termination Before Completion
If the Customer terminates the agreement before the roofing work has been completed, the Customer accepts responsibility for the roof’s condition from the date of termination.
Any membrane, felt or other materials installed at that stage may offer only temporary or limited weather resistance and do not constitute a completed or watertight roofing system.
Cotswold Edge Roofing will not be liable for water ingress, damp, condensation, deterioration, weather-related damage or consequential loss caused by the roof being left incomplete or unsealed following the Customer’s termination.
This includes damage to the Customer’s property, fixtures or contents and damage to adjoining properties where junctions, abutments or party-wall areas remain unfinished.
Additional temporary protection requested after termination, including tarpaulins, metal sheeting or scaffolding coverings, will be treated as a separate chargeable instruction and must be agreed in writing.
8. Dispute Resolution
8.1 If a dispute arises, both parties agree to make reasonable efforts to resolve it through negotiation.
8.2 If the dispute cannot be resolved through negotiation, the parties may use arbitration where both agree to do so. Either party may otherwise begin proceedings in the appropriate courts.
9. Governing Law
9.1 These Terms are governed by and interpreted in accordance with the laws of England and Wales. Any dispute will be subject to the jurisdiction of the courts of England and Wales.
10. Acceptance of Terms
10.1 By engaging Cotswold Edge Roofing to provide roofing Services, the Customer acknowledges and accepts these Terms and Conditions in full.

11.1 Calls may be recorded for training, monitoring and quality purposes.
